Seth Choate spent years running a residential real estate team doing about $25 million in volume, plus a fix and flip operation closing 80 to 100 off-market deals a year. Then he started selling the rentals off to buy RV parks.
Today he owns five RV parks – about 250 units – under Glowfly RV Resorts, still runs Tennessee Cash Offers on the housing side, and uses seller-financed notes as a long-term cash flow lever.
In this interview he explains what actually caused the pivot: watching another Boardroom member go from fix and flip into self storage, and realizing he could think outside the box too. He talks about calling Eddie Speed to learn seller finance from scratch, getting coached through a planning commission meeting for an RV park development, and the thing he finds most surprising about the room – members who will hand you their slide decks and their P&Ls and show you exactly where they lost money.
